Commercial Ground Rents – Our Big Game
We’re here to change the industry’s perception of Commercial Ground Rents. 90% of the market has the typical ‘Old School’ psychological aversion to selling their Freehold but we are of the opinion that it is merely a lack of true understanding that leads to this ‘just say no’ approach.
The word Ground Rent has negative connotations within the commercial property sector. To many it brings to mind words such as onerous, liability, rigidity, boring, lack of control. However to us the reality is different.
Ground rents are exciting. They can enable development, release equity from portfolios whilst still allowing for senior debt on the LLH, release equity at exceptionally low rates regardless of covenant, etc etc.
We’re here to make ground rents mainstream again and not just bundled into the ‘alternative assets’ investment sector.
